Day 73 – Roofing, Siding, Electrical, HVAC, Plumbing
Wow! It’s amazing how much can be done in one week when you have multiple trades working all at once!
A lot was done this week, including the roof! And it was completed just in time, as we have a 100% chance of rain this weekend.
The siding is not complete, but the house has been fully wrapped so we should be ok with the rain. They still have the south side of the house to finish, but other than that, it is mostly done. The siders were pulled from our project to wrap another house, but are supposed to come back on Monday to finish.
I was able to talk with the electrician and he was very helpful with a few questions I had. One question I had was about changing out the lighting fixtures. In some areas of the house we want to put in different fixtures than the standard ones from Adair Homes. In most areas they can hold up to 35 lbs. In the living room we can have something up to 50lbs. He did not think any of the lights would need extra bracing.
The one light that might be heavier is in the entry way and he said that often times these need to be attached to a truss in the ceiling, so the weight is not on the box. It is very high, so I might have to hire someone to do that anyways.
Front Porch Decision
Another question that came up with our site superintendent is the height of the porch. They are finishing the posts for the front porch and he was wondering what we were planning for the front porch. After feedback from instagram and facebook I think we’re planning on doing stamped concrete and plan to do the porch all the way across the house and from the house to the posts; so the covered area is over the whole porch. I liked the idea of doing wood for the front porch, but I think concrete will be much easier to maintain.
Adair Homes Phase I Construction Completion
With Phase I of construction coming to end there are a few things we need to get done. This weekend will be a work day to clean up the construction scraps from framing and sweep out the house.
Once the siders are finished and the left over building material is returned we should be ready for the excavator to come back to do the trenching for the utilities, install rain drains and back fill the house. I’ve already talked to him and he said he is ready to go.
New Home Construction To-Do List
The other thing on our list is painting. We had the option of doing this through Adair Homes, but were able to save a lot by getting our own bids on this. We could have more of savings if we painted the house ourselves, which I know a lot of home owners do, but with a full time job and three little ones at home there’s not a lot of time for diy projects.
We’ve talked colors a little bit and have been into Sherwin-Williams to get swatches, but have not really thought about this much. We know we want a grey with white trim on the outside; but there are so many options of greys so it has felt overwhelming. I talked with the painter today and he was recommending that we talk with a designer, so getting that done is on the list as well.
The painter is all ready to go and I let him know that it would be at the end of this month. He said he needed about a week notice; I’ll contact him again when it gets a little closer.
The last thing on our to-do list is appliances. We opted to go with our own appliances instead of the ones that Adair Homes was offering. We only got a small credit for this (not equal to the price of the appliances), but I think in the long run we’ll be happier with the appliances that we pick out. We’ve already picked most of them out but need to see about getting them ordered; as well as delivered and installed.
The outside of the house should be completed in the next couple of weeks, and then all the details on the inside are next! Hope you continue to follow along to see the house completed!
