Adair Homes Lot Ready Meeting

We had our Lot Ready Meeting last week with Adair Homes. The purpose of the meeting is to confirm that temporary water/power is available and operational, to get familiar with the property and explain the build process. We met them at the home site and went over everything to verify the lot was ready for the foundation. The meeting took a little over an hour.

It was started by checking to make sure the pad was level. The home site is required to be within three inches of level and has two to three inches of crushed rock/aggregate. We were within two inches of level.

The next thing that needed to be checked was that the pad was square and that there was room for the house on the pad. We measured the distance diagonally from each corner and the pad was the correct size. Our excavator used five foot offsets, so there is plenty of room for the foundation.

Adair Homes Site Verification Report

We also went over the Site Verification Report with the site superintendent from Adair Homes, which included looking at the excavation as mentioned above; and discussing additional foundation expenses, driveway, temporary power, temporary water, sewage system, plot plan and any other weather related concerns.

There were no major concerns from Adair Homes and we passed the site verification with flying colors! Yahoo!!! This means we hit our price protection date as well. If there were any issues or we did not pass the site verification, Adair Homes would charge a price increase. I was talking to one person who was building with Adair Homes and they had some issues with the construction loan and they were not able to meet the price protection date, as a consequence they had a ten-thousand dollar increase. I’m glad that didn’t happen to us.

Construction Phase I for Adair Homes

This moves us into the construction phase of building our Oregon new home. Phase I of construction starts with the lot ready meeting and ends with utility connections. Phase II starts with insulation and sheet rock and ends with move-in.

The next step for us is the foundation. I got a call from Adair Homes today and the foundation is scheduled to be started this Wednesday and should be poured by Friday. We are going to meet with Adair Homes at the site again tomorrow to go over everything before we start building.

When I talked to Adair Homes today he mentioned there might be a two week delay from the framers, as they have two other houses to do in front of ours; but hopefully we will still be able to get everything done in time. The estimate from having the foundation poured to the dry-out process is six to eight weeks, which should give us plenty of time to get it done before it start raining and should eliminate much need for dry-out.

I’ve heard that once the foundation is started then it seems like the rest of the construction seems to start going by real fast, it’s exciting to finally get to this point and we can’t wait to see how things come along. Don’t forget to follow us to see the progress of our home!
